THE MARKIT GROUP — GENRE SLATE — CONFIDENTIAL PRESENTATION
Confidential — For Investor Review Only

Four films.
One position.
Eighteen countries
already secured.

The Markit Group is closing financing on a genre slate of original horror and thriller titles — each theatrically distributed across 18 territories, each built in the exact budget band currently producing the biggest multiples in the market.

The Opportunity

Too small to pitch
alone. Too strong to
pass on together.

Most equity investors in this space work on films budgeted at $5 million and above, with a minimum ticket size of $500,000. Pitched individually, none of these four films clears that bar — and a strong project gets passed on purely because of the size of the ask.

So we're not pitching one film. We're pitching a single €889,683 equity position across all four — The Last Occupant, Sins of Man, Viral Video and Behind the Door. One cheque, four films, four separate theatrical releases, four independent chances to perform.

An investor can de-risk this further still — splitting the position 50/50 with another party, for example — while retaining equity across the full slate.

Diversified by Four

One equity position spread across four independently produced, independently distributed films — rather than a single-title bet.

Theatrical Already Secured

18-country theatrical distribution is locked for all four titles before a single frame is shot — unheard of at this budget range.

Upside Still Unsold

Streaming, digital, TV and ancillary rights remain unsold on all four — theatrical performance drives their value from here.

The genre is
outperforming everything else.

Contained horror and thriller — original stories, strong filmmakers, disciplined budgets — is exactly the space delivering the biggest theatrical multiples anywhere in the market right now.

A24's highest-grossing release to date. Digital, TV and ancillary sales still to come.

Past performance of comparable titles is not a guarantee of future results, but it shows the ceiling this exact budget band and genre can reach when theatrical distribution is in place.

The Distribution Engine

18 countries.
One distributor.
Almost 70 films
already released.

All four films will be released theatrically across 18 territories — including the USA, UK, Australia, New Zealand, Germany, France and Italy — by Blue Sapphire Film Limited, a distributor with almost 70 theatrical releases to its name.

USAUKAustraliaNew ZealandGermanyFranceItaly+ 11 more
01
Blue Sapphire commits a minimum $500,000 in marketing & promotion (P&A) per film, across all 18 territories.
02
Blue Sapphire recoups that $500,000 P&A spend plus a 15% premium from theatrical revenue first.
03
Remaining theatrical profit then splits 60% to The Markit Group / 40% to Blue Sapphire.
04
The theatrical release doubles as a global marketing campaign — driving value into the still-unsold streaming, digital, TV and ancillary rights on every film.
The Slate

Four films. One case file.

Each title below has attached talent, crew and locations confirmed or in advanced stages, a confirmed national tax-credit position, and secured 18-country theatrical distribution.

Diversify further: the €889,683 position can be split between two or more investors — for example 50/50 — while each retains equity across all four titles. Theatrical distribution across all 18 territories is already secured for every film in the slate.

18-country theatrical distribution acts as both a revenue stream in its own right and a global marketing campaign, driving up the value of the streaming, digital, TV and ancillary sales still to be negotiated on all four films.

Investor Security

How you get paid back.

Every film in the slate follows the same recoupment order — tax credit and public funding sit ahead of equity as a first-loss cushion, not behind it.

01
Tax Credit & Public Funding Recoup First
The confirmed national tax credit on each film, plus any Screen Ireland or CNM/WRAP funding secured, sits in the recoupment order ahead of equity — reducing the capital genuinely at risk.
02
Equity Recoups Principal
Equity investors recoup their principal investment from theatrical, streaming, digital, TV and ancillary revenue ahead of any profit distribution.
03
Pro-Rata Profit Share
Once principal is recouped, remaining profit — including the 60% theatrical share retained by The Markit Group after the Blue Sapphire P&A recoupment — is distributed pro-rata to equity investors.

Exact recoupment mechanics vary slightly by film and will be set out in full in each film's definitive investment agreement, available as part of the data room.

Questions worth
asking upfront.

Each film in the slate is financed, produced and distributed independently — there is no cross-collateralization requirement that ties one film's completion to another's. An investor's equity position covers a pro-rata share across whichever films proceed. Theatrical distribution is already secured for all four, but if timing shifts on any individual title, the other three are unaffected.
Confirmed tax credit and public funding sit ahead of equity in the recoupment order on every film, acting as a first-loss cushion. Equity then recoups principal from theatrical, streaming, digital, TV and ancillary revenue ahead of any profit distribution. See "Investor Security" above for the full waterfall.
Payments flow as revenue is recognized — theatrical distributions from Blue Sapphire following the P&A recoupment and 15% premium, then subsequent streaming, digital, TV and ancillary deals as they close. Exact payment schedules and reporting cadence are set out in each film's definitive investment agreement, available in the data room.
Investor positions are secured against each film's copyright and revenue waterfall, with confirmed tax credit and public funding positions recouping ahead of equity. Full legal structure, security documentation and completion bond details (where applicable) are provided under NDA as part of the data room.
The slate is structured as a single combined position specifically because individual film tickets fall below most investors' minimums. Single-film positions can be discussed directly — reach out via the data room request form or book a call — but the diversification and de-risking case is strongest across all four.
Yes. The €889,683 position can be split between two or more investors — for example 50/50 — with each investor retaining equity across all four titles rather than a single-title bet.

“Independent film doesn’t fail at the script stage. It fails at the infrastructure stage. This slate is built with the infrastructure already in place — before a single camera rolls.”
